LAND AND HUNTING PROPERTY IN TUSCANY

Situated in Tuscany, in the central part of Italy, to the north of Florence in the Apennine Mountains, there is a property with two ruined houses, with valid permit for reconstruction.
It is a property which covers an area of 358 ha, rising from 450 to 900 m of altitude, with about 90 ha covered with grass and beech wood, with a stream filled with water throughout the entire year.
The property is situated in the municipality of Marradi, in the province of Florence, on the Adriatic side; the entry to the property is from Vicchia and from Crespino, both within the municipality of Marrani. From there starts the public road, which can be travelled over by a terrain vehicle, and it leads to Vicchio in the valley of Muggello. Besides this public road, there is also a new private road which crosses the property.
There are two ruined houses on the land. The first one is situated at a distance of 2 km, and the second about 3 km away from the asphalted road. Both of these ruined houses have the approved permission for reconstruction. The first house has 320 square meters on one level. There can be built two more levels, and it is also possible to build an attic as a third level, out of the total 640-800 square meters available for reconstruction. The second ruined house has 180 square meters in the base, and there too can be built two or three levels, in the total area from 360 to 500 square meters.
This land makes part of the privately owned reserve for faunistic hunting, with two owners, with a total area of about 500 ha.
